💸 Ohio Down Payment Assistance: Programs Every Homebuyer Should Know About
If you're dreaming of owning a home in Ohio but wondering how you'll cover the down payment — you're not alone. In fact, many buyers assume they need 20% down to buy a home (spoiler: you don’t).
The good news? Ohio offers several Ohio down payment down payment assistance (DPA) programs that can help make homeownership more affordable — and possible — sooner than you think.
Here’s what you need to know if you're planning to buy in Northeast Ohio and beyond.
Down payment assistance programs offer grants or loans to help cover the upfront costs of buying a home, especially the down payment and closing costs. These programs are designed to make homeownership more accessible — especially for first-time buyers, low-to-moderate income families, and those purchasing in targeted areas.
Offered by the Ohio Housing Finance Agency (OHFA), this popular program provides up to 2.5% or 5% of your home’s purchase price to be used toward down payment and closing costs.
This OHFA program helps recent college graduates purchase a home in Ohio.

Q: Can I use DPA programs with FHA, VA, or USDA loans?
A: Yes! Most Ohio DPA programs work with a variety of loan types, including FHA, VA, and conventional loans.
Q: Do I have to be a first-time homebuyer?
A: Not always. Some programs are open to repeat buyers or those who haven’t owned in the past 3 years.
Q: Do I pay the money back?
A: Some programs are forgivable loans (meaning no repayment if you meet residency requirements), while others may require repayment when the home is sold or refinanced.
If you’ve been holding off on buying because of the down payment — let’s talk. These programs could be exactly what you need to unlock your new front door. 🗝️
