Thinking About Buying Land and Building a Home?

If you're house hunting, you might be wondering whether it makes more sense to buy a plot of land and build your dream home rather than purchasing an existing one. Let’s break down what you need to know before you go down the custom home path.

Why Build Your Own Home?

Every homebuyer is different. Some people love the idea of renovating an older home, while others want something brand new that’s totally “them.” Building from scratch gives you the freedom to design a home that fits your lifestyle—right down to the tiniest detail.

Pros & Cons of Going Custom

Let’s start with the pros: the biggest perk of building a custom home is control. You get to call the shots on layout, finishes, and features. But keep in mind—it takes time. The design phase (where you work with an architect or builder) usually lasts 3 to 6 months. Then you’ll need permits and approvals before construction can even begin. Building the house itself can take 12 to 16 months or more, depending on size, location, and other factors. And don't forget about costs like architect fees and materials, which you wouldn’t have with an existing home.

Where Do You Find Land?

During construction, you typically only pay interest, then either pay off the balance or convert it into a regular mortgage when the home is done. Construction loans also tend to have higher interest rates and require more documentation—like detailed plans, budgets, and timelines.

What Counts as “New Construction”?

Building from the ground up isn’t your only new-build option. You could go with a stock plan—a pre-designed home where you can still pick some custom features like layout and finishes. Or check out spec homes, which are houses already under construction (or recently finished) by builders. Depending on how far along the build is, you may still be able to choose things like flooring, cabinets, and lighting.
